I remember the mall when it was enclosed and doing just fine. I remember Jolly Rogers, Hungry Tiger,Read More Crown Books. Should have left it all alone.People here are frugle with their money and prefer to spend it elsewhere. This isn't Beverly Hills and high end stores are not needed. More residential use may be a good idea.....IF RHE will cease the over construction of empty buildings. RHE use to be open and spacious... All it does is build, build and build and become sorely overpopulated. and now PV Dr N...sad to see it be turned into many lanes.

We go there at least once a wek to eat at either Ruby's or Sparrow (which is excellent BTW) and itRead More is clear that Mayor Zerunyan is right. This is a good idea. Something clearly needs to be done to fill up the space and create some cash flow for the mall owners. Maybe leasing more of it out as office/medical space will create a little more foot traffic for the businesses. Every little bit helps. It really is a nice space. It may sound crazy, but we were there Sunday AM and I got to thinking that maybe some of the empty space might be converted to some kind of residential use. It could be a really cool "mixed use" situation for some people. I know it's WAY outside the box, but empty floor space isn't doing anybody any good.

Wow, truer words have never been written. I've been telling people this for YEARS -- not only areRead More clueless outside developers misjudging the market, the current commercial property owners (who obviously live outside the area) are doing the same. Several retailers such as those on the Brick Walk have closed down or were forced out due to rent increases. Those spots remain vacant, being listed for well above local "market value." I won't even comment on the hilariously inappropriate "luxury condominium" complex that was proposed at the site of the old car wash on Deep Valley Drive. I made the decision to take my own office off the hill a couple years ago after our landlord decided that they 1) would only honor a unilateral 3-year lease that THEY could cancel anytime, and 2) refused to negotiate on rent, despite the nagging 60% vacancy in the complex. As a member of the PV Chamber of Commerce and a champion of "shopping local" it pains me to see the hill struggle commercially. It's going to take combined efforts and cooperation of the managers/landlords understanding the market, new businesses having faith in the local economy to open stores, and the loyalty of the hill's denizens to make the local economy thrive.

Thank you Dana for your article. As a PV resident, many of us nod in agreement with your points.Read More Armed with this knowledge, I (still) decided to open a retail store in the Promenade. Since my store opening there have been new additions to the mall - MOST of which are small businesses - single locations, owner operated (Apothecary Beauty, Sparrow Restaurant, The Book Frog). At the same time corporations have closed locations (Restoration Hardware, Origins). The lesson learned is that retail must constantly evolve. Who would have ever thought that PV would have a consignment store? And yet, here I am. Frankly, I'm tired of people complaining about why there is no Saks anymore. Really? How many of us shop at Saks on a regular basis? When my clients need something specific, they head to South Coast Plaza. One purchase a year doesn't sustain a store. With regards to rents - I must say that I am charged a fair rent for the space I occupy. Mixed Use Developments make sense.I have clients who visit their doctor and then stop by afterwards to see what's new. My newsletter reaches over 600 clients (who signed up by visiting the store) and more than 70% of them are from OFF the hill because I advertise OFF the hill. I do advertise ON the hill, but on a daily basis "locals" stop by and have no idea I've been here for well over a year. I make a conscious effort to shop and eat local. It's the first step to keeping retailers here. What if others did as well? How about you?

Saks Fifth Ave. to the list--and no lessons learned. However, I heard a rumor that the sellers of Peninsula Center have plans drawn up to develop condos on the site--to encourage buyers. Is this possible? The hill will have to face increased population density, more traffic, little or no convenient, basic needs shopping, as well as many other problems. Has anyone else heard this rumor?
